Step into the world of absolute luxury living. One of Kingaroy’s finest homes has hit the market with a bang! Displaying some of the best panoramic views of Kingaroy & presenting more than enough sheds that could accommodate the whole street, this gem is going to be a step ahead of anything else on the market.

Situated in a small quiet cul-de-sac, this 4-bedroom brick home will demonstrate what luxury, space & comfort is all about. The kitchen is made from New Guinea Rosewood solid timber. The wall oven & cooktop are both high quality Bosch unit which blends in with the rest of the quality finishes in the kitchen. Ample of cupboard & bench space with a large walk-in pantry for your convenience.

With large open plan living, there is plenty of space to accommodate a large 9-piece dining suite in addition to 2 spacious living rooms to cater for the whole family & guests at any given time. The main lounge room & kitchen/dining room both have access to the fireplace on either side of the wall to ensure warmth throughout the whole home. Picturesque views of the Bunya mountains & greater Kingaroy region from the lounge room, make this area the most spectacular section of the house.

All 4 bedrooms can accommodate queen beds, all have built-ins & 3 out of the 4 have their own air-conditioning units. The main bedroom was definitely designed for a King & Queen with its beautiful bay windows providing sensational views, a storage cupboard plus a walk-in robe & large ensuite.

The main bathroom for the rest of family & guests allows you to have the best of both worlds with its large shower & comfortable bath. Separate toilet outside of main bathroom for functionality & a very large laundry room with built-ins.

The outdoor area is located in approximately 1000m2 of rainforest/gardens, and also
has its own electrical supply for lighting and 10A power circuits which is fed from the sub
board in Shed 1. It has a 10.98m x 10.98m tiled covered area with 1.2m block walls on three
sides, and a 10.98m x 2m 'greenhouse' section which is fully enclosed by shade cloth. At the
front of the outdoor area is a separate covered seating + concrete table niche which has
clear, tranquil views over Kingaroy and out to the Bunya Mountains. Concrete paver paths wind
through this area to connect it to Shed 1 and the house/yard.

This beautiful property offers an amazing 17,000 gallons worth of rain water! All rain water tanks are interconnected by pumps and underground piping. All roofs on site, except for the shed at the rear of the block, are collected into a common rain water collection system. Each 12mm of rain delivers just over 4,550 litres of rain water into the 2 x 27,300 litre tanks at the bottom of the block. The concrete rain water tank which supplies the house has a capacity of 13,650 litres and is topped up from the two large tanks at the bottom of the block via a high pressure transfer pump.

There is an integrated Bosch security system that incorporates the house and the two larger
sheds. The shed detection systems are connected to the house main controller via a 27 Mhz
radio link. All three detection sub-units have battery back-up supplies. The batteries for
these units were only replaced in April 2016.

There are four sheds in total on the property:
No 1: This shed is at the rear of the block and is 6.09m wide x 12.16 long. It is powered by an
underground supply from the main pole board at the front of the block, and has its own sub
circuit board (this also supplies electricity to the outdoor area in the rainforest section).
There are both 10 A and iSA power points in this shed and three light banks. A 9,080 litre
rainwater tank and pressure pump is on this shed to accommodate for the watering of gardens etc. Water to this area can also be supplied from the rain water system/pressure pump at the front of the block, or by the town-water supply if so desired.

No 2: This is a 3.05m x 3.05m storage lawn locker located on the western side of the house.
There is no power or water to this little shed.

No 3: This is a 7.62m x 12.16m colourbond shed in the front South West corner of the block.
It is also powered with its own sub-board supplying 10A and 15 A power points and roof
lighting. There is a 4.44kw solar system on this shed supplying power to the grid via 2 x 2.2
kW CMS inverters. The high pressure transfer water pump which moves water to all other
areas of the block from the 2 x 27,300 litre concrete tanks located outside, is also inside this
shed.

No 4: This is a 5m x 10m shed of 36m height able to accommodate a large caravan. Solar
lighting is used to supply lighting in this shed. There is no other power supply to it.

This is an incredible opportunity to own a beautiful, picturesque property that offers luxury and scenic views far beyond the standards of any other property located in this town. This is a rare once in a lifetime opening to own the house of everyone’s dreams! Don’t miss out, book your inspection today, you’ll be kicking yourself for letting this proprietary masterpiece slip through your fingertips.
